# How renters can participate in RE-UP Grants

Renters are also eligible for RE-UP Grants. You apply yourself, and if your household qualifies, NCEF contacts your landlord to sign off on the work and contribute a portion of the cost. You don't need to get your landlord's paperwork before you apply.

### What your landlord agrees to

Because the upgrades stay with the property, your landlord must sign NCEF's Landlord Authorization and Consent Form. By signing, the landlord agrees to:

| Requirement | What it means |
| --- | --- |
| Approve the work | NCEF and its contractor may enter the home and install the approved upgrades. Work is scheduled at the tenant's convenience. |
| No rent increase for two years | The landlord will not raise your rent for two years after the upgrades. |
| Pay 20% of the cost | The landlord contributes 20% of the cost of the improvements. |
| No eviction to avoid the agreement | The landlord will not evict you to get out of the rent protection. Normal grounds for eviction still apply. |
| No planned sale | The property is not for sale, in foreclosure, or expected to be sold to get around the agreement. |
| Repay if the terms are broken | A landlord who breaks these terms must repay NCEF for the materials and labor. |

Landlords can take part for one unit per year. The landlord must sign and return the form within two weeks of receiving it, or your application cannot move to installation.

### How it works for renters

1. **You apply.** In the application, select "Renter," upload your current lease, and enter your landlord's name, email, phone number, and property address.
2. **NCEF reviews your application.** Review takes about 2 business days.
3. **NCEF contacts your landlord.** NCEF sends the Landlord Authorization and Consent Form for signature.
4. **A contractor visits your home.** Once the landlord signs, NCEF assigns a vetted contractor, who recommends upgrades and prepares a bid. The contractor also gives your landlord an estimate for their 20% share.
5. **Everyone approves the project.** NCEF approves the bid, and you sign agreements with the contractor and with NCEF.
6. **Your upgrades are installed.** NCEF pays its share directly to the contractor. You pay nothing.

Do not hire a contractor or start work on your own. Work not arranged through RE-UP Grants is not eligible.

### Talking to your landlord

Give your landlord a heads-up before NCEF reaches out. A quick conversation can speed things up. Points worth sharing:

- The grant covers 80% of the improvement cost, so the landlord gets a newer, more efficient system for a fraction of the price.
- Efficient heating, cooling, and insulation can mean fewer repair calls and a more comfortable unit.
- The landlord signs one short form, and NCEF coordinates the contractor.
